Overview
Horner & Shifrin provided mechanical, electrical, and plumbing engineering design services for the gut renovation of the existing six-story Castlereagh Apartment Building located at 6820 Delmar Blvd in University City, Missouri.
Historic Preservation Tax Credits were utilized for this project and the exterior facade and interior corridor walls were preserved with the construction. Renovations included a new roof, new historic windows, masonry and terra-cotta replacement/restoration, hanger rod canopies, aluminum front entry system, refurbished passenger elevator, new freight elevator, mechanical, electrical and plumbing system improvements, carpentry and insulation, restoration of the early 1900s hotel lobby and corridors, new lounge and bike storage rooms, trash chute with trash rooms off each corridor, new flooring, premium interior finishes and stackable washers and dryers in each unit. The project also included a sitework package, consisting of demolition of a one-story garage, civil work, new concrete parking lot, port chochere driveway, rear patio, walkways and stairs. The new work included new MEP systems for 61 apartments on four floors, and retail on the first floor.
Scope of Work:
- Removal of the existing steam boiler system and associated piping and baseboard heat. Removal of fan coil units serving residential units. Provided new VRF system with simultaneous heating and cooling to serve the building. Ventilation air provided by a roof mounted make-up air unit to meet code requirements.
- All new plumbing fixtures with new domestic water, waste and vent piping. New high efficient hot water heaters.
- New site lighting, incoming power upgrade and emergency generator.
- All new LED lighting.
- New tenant call system.
- New incoming fire services and fire pump for a sprinklered building
