Overview

Horner & Shifrin, Inc. performed a Phase I Environmental Site Assessment (ESA) for the Broadway Oyster Bar properties located at 732-738 South Broadway Street and 731-735 South 4th Street in St. Louis, Missouri, 63102.  The Phase I ESA was conducted in order to identify any recognized environmental conditions (RECs) using appropriate inquiry into the previous ownership and uses of the site consistent with good commercial or customary practice as defined in CERCLA (Comprehensive Environmental Response, Compensation, and Liability Act; 1980, 42 USC 9601 (35) (B)).

Additionally, Horner & Shifrin completed a due diligence assessment of the structure, mechanical, electrical, plumbing, and other systems of the 100 year old building.
The building was an unreinforced masonry structure with interior wood framing constructed in 1910.  The building had additions on the east and north side of the original building.  Minor structural items and maintenance concerns were identified.  The mechanical, electrical, and plumbing systems were found to be in adequate condition for use.  A summary report was provided to the potential buyer for use in sale negotiations.
